The list price is the lever that decides which of those two rooms you end up in. It is the most consequential number in the sale, and it is set before a single buyer has seen the house. Most sellers are told the number is about what the house is worth. It is really about how many people show up.

There is a Saturday where your house is listed under what your neighbor got, and nothing has come in yet. If that is going to be unbearable, this is not your strategy, and we will price it at the market instead and say so plainly.

Should I price my house below market value?

It can be the strongest play when competing inventory is thin and the house shows well. Pricing under the market draws several buyers instead of one, and buyers who know they have competition bid against each other rather than negotiating against you. It is the wrong call when similar homes nearby are already sitting unsold, because there is no crowd to gather.

Does pricing below market mean I end up with less money?

Not usually, and often the opposite. With one interested buyer the asking price is a ceiling you negotiate down from. With several, it becomes a floor they bid up from. The final number is set by how many buyers show up, not by where the listing opened.

How do agents decide what my house is worth?

Most pull recent closings and stop there. Closings are a lagging indicator: they tell you what a buyer agreed to pay two or three months ago, which in a moving market is history. Our reports weigh leading indicators alongside them, the conditions that shape what your street will look like in six months rather than what it looked like last quarter. Ours run eight comparables rather than the usual six, four sold and four active, and each is chosen for your house rather than pulled from a template.

Is it better to list high and negotiate down?

The first two weeks generate the most showing traffic, so a quiet month is information rather than a verdict. Showing volume and buyer feedback usually point to whether the issue is the price, the condition, or the photographs. Each has a different fix, and the wrong one wastes another month.
